CMHC Eco Plus

Apply for a 25% partial premium refund if you’re CMHC insured and buying a newly built¹ energy-efficient home. 1Newly built means a new home that has never been occupied. For a condominium unit, newly built means that the home must never have been occupied for residential purposes, except where the borrower occupied it on an interim basis before the registration of the condominium declaration or before taking possession.

CMHC Eco Plus provides eligible homeowners in Canada with a 25% mortgage insurance premium refund when purchasing a newly built energy-efficient home. Homeowners with a CMHC-insured mortgage may qualify with an eligible energy efficiency certificate or an energy consumption rating at least 20% better than a typical new home.

If you have a mortgage insured by CMHC, you may be eligible for a partial premium rebate. Eligible properties include:

  • newly built homes
  • high rise condo units, and
  • prefabricated homes

IMPORTANT

Please note that current application processing time is approximately 8 to 10 weeks.

Am I eligible?

To qualify for Eco Plus, your home must be CMHC-insured and meet energy efficiency requirements.

You may be eligible if:

  • your mortgage is insured with CMHC
  • your home is a newly built, energy-efficient property
  • you have an eligible energy efficiency certificate or meet energy performance requirements
  • your home achieves at least 20% lower energy use than a typical new home, based on Natural Resources Canada’s EnerGuide Rating System

HOW TO GET YOUR REFUND

After closing your mortgage, CMHC-insured homeowners have up to 2 years to submit an Eco Plus refund application with the required supporting documents directly to CMHC.

How to apply for your 25% refund

If your home meets the energy efficiency requirements and you have CMHC mortgage loan insurance, you can apply for the Eco Plus refund.

Steps to apply

  1. Confirm with your bank that your mortgage is insured by CMHC.
  2. Complete the application and have it signed and dated by all the borrowers on the mortgage.
  3. Get a copy of your eligible certificate, or your energy consumption rating.
  4. Ensure you have a void cheque in the name of one of the borrowers on the mortgage.

IMPORTANT
Your application must be submitted within 2 years of your mortgage closing date. Current processing times are approximately 8 to 10 weeks.

2. Send us the completed and signed application form along with your home’s eligible energy certificate or report and a void cheque to:
