Accelerating housing supply

Research to accelerate the construction, preservation and renewal of the housing supply.

Addressing affordability requires interventions to grow the supply of housing across the continuum — from shelters through affordable rental housing to homeownership.

When we talk about housing supply, we mean the construction, repair, renewal and preservation of housing.

Housing affordability is undermined if:

  • housing supply doesn’t meet demand
  • housing costs grow faster than household income
  • available housing isn’t aligned with the diverse needs of Canadians

That’s why housing supply research is important. It focuses on the data and analysis required to understand:

  • the current state of housing supply
  • factors that restrict supply
  • innovative solutions to increase supply
  • reducing housing costs

The research investigates how housing supply meets or fails to meet housing demands and highlights possible solutions — especially in underserved populations and regions.

Indentifying housing supply, demand and affordability gaps

We’re working on compiling data and information on housing supply that take into account anticipated demographic changes. The main areas for research will be to:

  • characterize the existing supply and demand for housing across the continuum
  • project future supply and demand
  • assess any gaps

This research will allow us to refine policies, programs, and other initiatives. In addition, it provides the industry with the information needed to anticipate and plan how to meet future housing needs better.

Understanding housing supply challenges and solutions

We examine inefficiencies in the system and propose improvements, focusing on the creation and preservation of affordable housing.

This research area explores the range of conditions that enable or constrain the industry’s ability to:

  • construct new buildings
  • preserve and renew existing housing supply

It explores how different factors can affect our housing supply, including:

  • land availability and cost
  • access to financing, planning, and regulatory regimes
  • supply chain challenges
  • systemic barriers to supply

Reducing housing project costs

We’re targeting information that can improve the financial sustainability of affordable housing projects. This research will help ensure that costs do not impede accelerating housing supply and keep housing affordable and financially viable over time.

This research focuses on ways to reduce costs of:

  • new housing development
  • renovation and upgrades to preserve the existing housing supply
  • Operating and maintaining housing

It examines data that can help:

  • baseline the costs of housing
  • characterize influencing factors and trends in costs
  • Identify ways to contain or reduce costs to enhance affordability

We’re also assessing technologies, practices and strategies that can reduce capital, renewal and operating costs — including repairs, and energy/water consumption.
