The Integrated Housing Model Dashboard

This dashboard shows the projected impact of different scenarios using CMHC’s Integrated Housing Model.

Three scenarios are based on insights from our May 2025 report, Canada’s Housing Supply Shortages: Moving to a New Framework.

A business-as-usual scenario provides a baseline for comparison. The 3 supply-increasing scenarios show different ways housing supply could increase, including through improved construction productivity.

• Scenario 1: Additional supply — Increases housing supply to return affordability to pre-pandemic levels by 2035.
• Scenario 2: 10% Productivity increase — Assumes construction productivity rises by 10%.
• Scenario 3: 31% Productivity increase — Assumes construction productivity rises by 31%, matching the average productivity across all industries.

The dashboard also provides 2 additional scenarios showing updated estimates of the housing supply gap from 2026 to 2036. These update the business-as-usual scenario and Scenario 1: Additional supply using more recent estimates.
